Verify the buyer's eligibility, current title, seller authority, liens and annotations, project status, location restrictions, price and payment route. Separate ownership rules from residence-registration restrictions: an address can be commercially attractive yet unsuitable for a specific migration plan.

Distinguish two kinds of area control
Property law restricts some acquisitions by nationality, military or security areas, national land totals and district ratios. Migration authorities separately publish neighbourhood restrictions for new registrations. They solve different questions.
Make the contract reflect the checks
Define what happens if title, authority, valuation, financing, citizenship eligibility or transfer conditions fail. A checklist is useful only when the payment and exit clauses follow it.
